JEVREJSKA 2 – SIMA EKŠTRAJN’S RESIDENTIAL–COMMERCIAL BUILDING
At the corner of Jevrejska and Pavla Papa streets stands a two-story residential–commercial building, constructed in 1934/35 by merchant Sima Ekštrajn.

The project was designed by architect Franjo Jenc from Zemun, and the building is a recognizable example of modernist architecture with elements of Art Deco.




The building has a Cyrillic “Ш”-shaped floor plan, with the main façade oriented toward Jevrejska Street. The corner section is especially emphasized by a protruding cubic volume—a solution characteristic of 1930s architecture.

The ground floor houses shops with large display windows, treated in a stone-like finish, while the upper floors are visually separated by a pronounced string course cornice.

On the first floor of the corner section is a shallow balcony with a richly decorated wrought-iron railing, while the second floor features a smaller balcony with a simple horizontal railing. The top section of the cube is perforated with narrow horizontal strip windows, giving the structure a dynamic rhythm. The corner surfaces are treated with horizontal layers of facing brick, while the side façades are designed with a combination of windows of various sizes and horizontal joints.

The residential entrance is located at the center of the Jevrejska Street façade, leading through a hallway to a staircase in the central wing. The first floor contains two spacious apartments, and the second floor holds three. The basement is built of reinforced concrete, with special ventilation systems.

The roof above the tower is flat, while the side wings are covered with low gable roofs, with the gable facing Pavla Papa Street shaped in a stepped design.
